Since our HOA makes it extremely difficult to rent, we need to get our house on the market later this spring. Today was our appraisal, and while I wasn't surprised by her numbers due to the economy, she did seem optimistic that if we wait 60-90 days before we list, we may have a shot at breaking even... if we do a few things to update my 12 year old townhouse.
The two updates that will bring us our biggest return? Painting all of the downstairs walls back to a neutral color, and replacing all of our outdated brass fixtures. The downstairs doorknobs had been switched from brass to silver back when I first moved in, but I hadn't gotten around to the upstairs (though I have purchased the doorknobs to switch them out when I had time). Within an hour of the appraiser leaving, I had five of the upstairs doors swapped out, and now I'm itching to go to buy the last few doorknobs I need for the guest room closets!
